The unit had a very slow flowing condensation line, causing the float to trip. I cleared out the condensate and poured a gallon of water through to verify that it drains properly. The unit is operating properly.

The home is only 1500 ft.² and the unit is a 5 ton. The unit experiencing extremely high static pressure SA.43 RA.56. The unit is producing a very high temperature split. I checked the settings and found the unit was set to a 4 ton with standard blower tap speeds.. I changed the blower speed to the lower settings and checked static pressure. The static pressure are in more acceptable range RA.35 SA.26 The unit is now producing a 23° split. The condensation line was an indoor style and the sun had melted it. I replaced the condensation P-trap to the proper dimensions for a Bosch unit. The unit is operating properly at this time.

The master bedroom unit thermostat had bad batteries. The homeowners were unhappy with the performance of this thermostat and I replaced it with a Honeywell T4 thermostat and verified operations. The unit is operating properly.

Preformed maintenance check on Trane package unit, system for the age of 14 is actually in pretty good condition. Homeowner has a home warranty that he wants to do all repairs through however I did speak to homeowner about some recommendations that we should address. The home warranty won’t cover these items. I suggested adding a surge protector to protect the parts in unit. Also suggested adding a drain clean out and safety switch to prevent drain backups. He mentioned doing maintenance yearly so I gave info on our maintenance plans and suggested cleaning outdoor coil otherwise it was in good condition and running at departure.
